Frequently asked questions
Common questions about mortgage brokers and how Mortgage Broker Select works.
Getting started
How does Mortgage Broker Select work?
Search for mortgage brokers by suburb, postcode or your location. Compare what each broker specialises in, the lenders they work with, how they are paid, how they meet and their Google ratings. Then call a broker, visit their website, send an enquiry from their listing, or send one enquiry to up to three brokers who then contact you. Each enquiry goes only to the brokers you pick.
Does it cost anything to use Mortgage Broker Select?
Borrowers do not pay Mortgage Broker Select to search, compare or send an enquiry. The site is paid for by brokers who choose a Featured or Featured+ listing. Featured listings are always labelled, and payment does not change the order of ordinary results.
How are listings checked?
Listings are cross-checked against publicly available information, including business websites, ABN records and the credit licence details a broker publishes. Star ratings are aggregated from public Google reviews. We publish what we can confirm from those sources and update records as new public information becomes available.
Mortgage brokers
What does a mortgage broker do?
A mortgage broker compares home loans from the lenders they work with, helps you prepare and lodge an application, and deals with the lender through to settlement. The lender, not the broker, decides whether to approve a loan.
How are mortgage brokers paid?
Most brokers are paid commission by the lender when a loan settles, and some also charge you a fee. A broker must tell you how they are paid before they help you, usually in their credit guide. Ask each broker to explain it.
Do I have to use the first broker I contact?
No. You can speak to more than one broker before you decide, and you are not obliged to go ahead with any broker you contact through this site.
Licences and checks
How do I check a broker is licensed?
Mortgage brokers in Australia must hold an Australian Credit Licence or be a credit representative of a licensee. Where we hold it, a listing shows the licence or credit representative number. You can look it up on ASIC Professional Registers.
Does Mortgage Broker Select recommend a broker?
No. We are a directory, not a broker or a lender. We do not give credit advice, arrange loans or recommend a broker for you.
Can a broker tell me what rate I will get?
Rates and approval depend on the lender and your circumstances. Any figure a broker gives you before the lender assesses your application is an estimate, not an offer.
