Terms of use

Mortgage Broker Select is an online directory that helps people in Australia find and compare mortgage brokers. We are not a mortgage broker, a lender or a credit licensee. We do not give credit advice, recommend a broker or a loan, arrange loans, or take payment for broking services. Any agreement for broking services or credit is made directly between you and the broker or lender you choose.

Borrowers do not pay us to use the directory. You may use it to:

• Search for mortgage brokers by location, specialty, language, or other criteria
• View Google ratings and compare listed information
• Send an enquiry to one broker, or to up to three brokers at once
• Contact us with questions, corrections, or feedback

When you submit information through the site, you confirm it is accurate and that you have authority to share it.

Star ratings displayed on broker profiles are aggregated from public Google reviews and are not submitted directly to Mortgage Broker Select. We do not edit or moderate individual Google reviews. The rating shown reflects the broker's publicly listed Google rating at the time of last update.

Listings on the site reflect publicly available information. Listed brokers may also add their own content (specialties, fees, photos) through our editorial process.

Fee details on a listing come from information the broker publishes or gives us, and may change. We do not show interest rates, savings or approval outcomes, and nothing on the site is an offer of credit. Whether a loan is approved, and on what terms, is decided by the lender. Confirm fees and how the broker is paid directly with the broker before you go ahead.

Some brokers pay for a Featured or Featured+ listing. Featured and Featured+ listings can appear in a featured section marked “Paid placement” for an agreed local area, and carry a Featured or Featured+ label. Payment does not change the order of ordinary results on our listing pages or in search results, and does not change a ranking on Google or any other search engine. When you send one enquiry to up to three brokers, brokers with a Featured or Featured+ place on that suburb’s page are listed first, each with its badge, and you choose which brokers to ask. The terms for brokers are in the Broker Listing Agreement. How this works is explained on our About page. Sponsorship does not waive our editorial review standards.

Mortgage Broker Select branding, design, code, and editorial content are owned by us or licensed to us. You may not reproduce or republish substantial portions of the site without permission.

We work to keep listings accurate, but we cannot guarantee the quality or suitability of any broker or their services. Ratings are sourced from public Google data and may not reflect recent experience. You are responsible for evaluating providers and entering into your own agreements with them. We are not a party to agreements between you and brokers or lenders.

The site is provided on an "as is" basis. We make no warranties beyond those required by law.

Nothing in these terms excludes, restricts, or modifies any rights you have under the Australian Consumer Law (Schedule 2 to the Competition and Consumer Act 2010 (Cth)) or any other applicable consumer protection law. Where consumer guarantees apply by law and are not excluded, our liability is limited to the maximum extent permitted.

To the maximum extent permitted by law, Mortgage Broker Select is not liable for any indirect, consequential, or special loss arising from your use of the directory or your dealings with a broker or lender. Our total liability for any direct loss is limited to AUD $100 or the resupply of the relevant service, whichever is the greater.

We may suspend or close access to anyone who breaches these terms or applicable law. You may stop using the site at any time. Provisions that by their nature should survive termination will continue to apply.

These terms are governed by the laws of New South Wales, Australia. Disputes are subject to the non-exclusive jurisdiction of NSW courts.

We may update these terms from time to time. Material changes will be notified on the site. Continued use of the directory after a change indicates acceptance of the updated terms.
